The ability to provide affordability and quality drew
the developer and builder team at Hidden Creek to the community.
"The main reason we chose to build in Louisburg - in addition to
the fact that it's a great community - is that we can still build an affordable
home and not compromise on quality," said Dean Fishburn, who along
with Rod Richmeier serves as Hidden Creek's Developer. "We have homes
available today starting in the 150's and ranging to the 200's.
One of the reasons for the affordability is that development costs are
simply less in this Miami County community. "These are the same homes
you would find in Overland Park, Gardner or Olathe, but at a lower cost," Fishburn
said. These homes are a great value – where else can you find a home
with approximately 2,200 square feet for about $175,000.
"Originally we thought at this price range we'd mostly appeal to
first-time homebuyers," Fishburn said. "We're delighted to find
that families with children, empty nesters, busy professionals - a diverse
range of buyers are buying their homes in Hidden Creek."
Some 325 homes are planned for Hidden Creek. Most of the home are aligned
along curved streets or cul-de-sacs. The rolling terrain provides builders
an opportunity to create homes with walkout and daylight lower levels.
Hidden Creek, the stream for which the community takes its name, runs
though the middle of the community. A full 16 percent, or about 21 acres,
has been designated for treed green space for the enjoyment of the community.
Phase I consisting of 47 homes sold out in the first eight months. Phase
II is now open with an additional 49 lots of which all but 10 have homes
built on them. Phase III is scheduled to open this fall which will include
another 47 lots. "We've got a great team of builders with a wide range
of floor plans available," Fishburn said The Hidden Creek's builder
team includes Bronte Homes Inc., Classic Rock Construction, CrestMark Homes
Inc., R-Design Homes and Reitinger Homes – all proven quality builders.
